The average property management fee in Florida is 8% to 12%. In Windermere FL it is usually 8% and you can negotiate that lower in many cases if you have more than 1 property that is managed by the same company. There are other factors involved but we are open to discussing it.
The fee comes from the gross monthly rent. If rent is not collected there is no fee so the management company wants to keep the home rented by the best available tenants. There may or may not be other smaller fees depending on your arrangement.
